Commercial planning guide / 33

Prepare a commercial property for Ottawa snow before the first event.

A commercial winter plan is easier to operate when the site is described before weather makes every route urgent. Use this checklist to align the property manager, staff, tenants, visitors, and any snow-removal conversation.

Walk every type of movement

Map customer entrances, staff access, accessible routes, loading areas, parking lanes, waste areas, delivery paths, and shared edges. Mark the routes that cannot be blocked or narrowed.

Create an access brief

Record gates, slopes, tight turns, overhead limits, parked-vehicle patterns, site contacts, and any times when deliveries or visitors are concentrated. Keep the brief current as the property changes.

Decide how storage is discussed

Identify staging areas, sightline concerns, drainage, parking capacity, and the point at which relocation or hauling needs to be considered. Make sure the person coordinating the site can confirm changes.

Keep the agreement readable

Ask how the proposed scope defines plowing, hand work, materials, visit timing, unusual events, and communication. A planning checklist cannot establish a provider guarantee or replace the written service scope.
